Residential vs Holiday Park Homes – What's the Difference?

A residential park home is your permanent home. It is designed for people who are downsizing from a traditional brick-and-mortar property or looking for a simpler way of life.

As a residential homeowner:

  • Your park home is your main residence.
  • You pay Council Tax.
  • You pay your own utility bills.
  • Your address is registered as your permanent home.

Holiday Homes

Holiday homes are designed for leisure and recreational use and are available on either a 10 or 12-month licence, depending on the park.

Holiday homeowners must have a permanent residential address elsewhere, where their Council Tax is paid. Official documents such as passports and driving licences should remain registered to that permanent address.

It’s important to note that you cannot legally live permanently in a holiday home.

So, who decides whether a park is residential or holiday? This is determined by the local authority when the park is granted its site licence. Each park is officially designated as either residential or holiday use.

What Does Park Home Living Cost?

Many people are pleasantly surprised by how affordable park home living can be.

Council Tax

Residential park homes are generally in Council Tax Band A, helping to keep annual costs lower than many traditional homes.

Utilities

Gas and electricity are individually metered, meaning you only pay for what you use.

Modern park homes are built to exceed the BS3632 Residential Model Standard, with high levels of insulation in the floors, walls and ceilings. This makes them extremely energy efficient and can help keep utility bills low throughout the year.

Site Fees

Site fees start from £250 per month, depending on the park.

These fees contribute towards:

  • Maintenance of the park and landscaped grounds.
  • Upkeep of private roads and gated entrances.
  • General maintenance of communal areas.
  • Helping to maintain the high standards and appearance of the park, protecting the value of your home.

The result is a beautifully maintained environment without the worry of managing external communal maintenance yourself.

Is There Much Maintenance?

Park homes require relatively little maintenance compared with many traditional properties.

For homes finished with a stucco render exterior, the Gold Shield Warranty recommends repainting approximately every three years. Typically, this costs between £400 and £600, helping to keep your home looking its best while protecting the exterior finish.
