2.1      The information, content and material available on the website may vary from time to time without notice to you. This is in order to ensure that the website is as up to date as possible.

2.2      We aim to have the site available at all times, however, you will appreciate that we cannot guarantee this or that it will be error free and we cannot accept liability for any issues that this may cause. We aim to keep the website as up to date as possible; all product descriptions displayed on the website are correct at the time the information is entered however the information appearing at the time may not always reflect the position exactly at the time you place your order.

2.3      You must not interfere with the working of our website nor must you circumvent security on the site, tamper with, or hack into, or otherwise attempt to disrupt our computer system, server, website, router or any other internet connected device or service. You must not use the website to gain unauthorized access to any other computer system or website.

2.4   Our website is intended for your personal use only (which must be reasonable and not offensive, abusive or in breach of any law or order). It is not for commercial use and you are not permitted to access, use or copy any material or information on this website for any commercial or unlawful purpose.

3.2      You authorise us to use, store or otherwise process your personal information in order to provide the goods or services to you and for marketing and credit control purposes (the “Purpose”). The Purpose may include the disclosure of your personal information to selected third parties from time to time where we believe that the goods or services offered by such third parties may be of interest to you or where this is required by law or in order to provide the goods or service to you.

Ownership in, and all rights created in relation to the contents of this website and any trademarks or marks used on the site vest in us absolutely unless otherwise indicated. You must not modify, copy, reproduce, upload, post, transmit or distribute by any means or in any manner whatsoever, any material or information or download from our website except where expressly invited to do so or indicated on our website.

There are a number of links on our website to third party websites which we believe may be of interest to you. Limitation of Liability

7.1      Great care has been taken to ensure that the information available on this website is correct and error free. We apologise for any errors or omissions that may have occurred. We cannot warrant that use of the website will be error free or fit for purpose, timely, that defects will be corrected, or that the site or the server that makes it available are free of viruses or bugs or represents the full functionality, accuracy, reliability of the website and we do not make any warranty whatsoever, whether express or implied, relating to fitness for purpose, or accuracy. This does not affect your statutory rights as a consumer.

7.2      We do not accept any liability for any delays, failures, errors or omissions or loss of transmitted information, viruses or other contamination or destructive properties transmitted to you or your computer system via our website.

7.3      We have taken all reasonable steps to prevent internet fraud and ensure any data collected from you is stored as securely and safely as possible. However, we cannot be held liable in the extremely unlikely event of a breach in our secure computer servers or those of third parties.

General

8.1      We may alter or vary the Terms and Conditions at any time.

8.2      These Terms and Conditions and our agreement shall be governed by and construed in accordance with the laws of England and Wales. The parties hereto submit to the exclusive jurisdiction of the courts of England and Wales.

Holiday Terms & Conditions

The things you want to know, need to know and have to know.

  1. Who your agreement is with

Avon Estates Limited is the operating company of the holiday parks shown on our website, including Stratford Parks, Broadmeadow Touring Park and Ashbourne Touring and Camping Park. References to ‘the Company’, ‘we’, ‘us’ and ‘our’ in these terms and conditions are to this company. References to ‘you’ in these terms and conditions are to you, as the person making this booking and, where applicable, to every member of your party.

  1. These terms and conditions

These terms and conditions and those relating to the ‘Cancellation Protection Plan’ (if applicable) will be incorporated into your booking when we have received full or part payment from you. We are unable to accept bookings from anyone under the age of 18.

  1. Alterations to your booking

Your booking shall be in accordance with the details confirmed at the time of booking. Your booking shall be non-transferable and non-alterable within 42 days (6 weeks) of your holiday start date.

You may make alterations to your booking up to 42 days (6 weeks) before your holiday start date. You may change your accommodation or park to another within the same calendar year subject to availability and payment of a non-refundable £40.00 administration fee and any outstanding difference in price.

If you wish us to make an alteration to your booking, we will use reasonable endeavours to accommodate your request, but no guarantee can be given.

  1. Our service to you

We do all that we can to ensure you enjoy your holiday. However, occasionally problems occur and if they do or you have any concerns or complaints about your holiday when staying with us, please contact the Park Reception team immediately who will respond to you as soon as possible. If, once you have returned from your holiday you still have any concerns or complaints, you can contact our team via email at reception@avon.staging.pitched.co.uk or by writing to us at:

All complaints should be from the lead name on the booking and contain your booking reference number. Our team will ensure your complaint is fully investigated and ask the park to respond to you directly within 14 days. All complaints should be registered within 21 days from the end of your holiday as otherwise we will not be able to consider the matter further.

  1. Cancellation by you

Should you need to cancel your booking, you should advise us immediately by telephone on 01789 299492 and then confirm this cancellation in writing to us by post, or email to reception@avon.staging.pitched.co.uk quoting your booking reference number. Your cancellation will only be effective as at the date we receive your written confirmation. Our cancellation charges are those detailed below unless you have taken out our ‘Cancellation Protection Plan’.

If you need to cut short your holiday after it has commenced, we regret that we are unable to refund any monies paid.

  1. Cancellation or changes by us

In exceptional circumstances, we may have to cancel or change some aspects of your booking. If we do so, we will tell you as soon as possible prior to your holiday date and you may choose to either:

  1. Accept the changes offered by us
  2. Receive a full refund
  3. Accept an alternative holiday with us at the same price.

We do not pay compensation in circumstances where we have to cancel your booking including those arising from Force Majeure. Force Majeure means circumstances beyond our control including (but not limited to) industrial disputes, natural disasters, fire, technical problems, bad weather and acts of government. If you need to cut short your holiday after it has commenced, we regret that we are unable to refund any monies paid.

  1. Paying for your holiday

A payment of no less than £100 is required as a non-refundable deposit for self-catering accommodation at the time of booking.

A payment of no less than £50 is required as a non-refundable deposit for glamping accommodation at the time of booking.

A payment of no less than £25 is required as a non-refundable deposit for a touring pitch at the time of booking. A payment of no less than £50 is required as a non-refundable deposit for a touring pitch (for Bank Holidays) at the time of booking.

Your balance will be due no less than 7 days prior to arrival for a touring booking at Stratford Parks, Ashbourne Touring and Camping Park and Broadmeadow Touring Park. Your balance will be due no less than 28 days prior to arrival in our Self-Catering Accommodation at Stratford Parks, including lodge, caravan, cottage and glamping bookings. Any balance due shall be paid no less than the above durations set out. If payment is not made by these times set out in accordance with your booking, then we will assume that your holiday has been cancelled and we may re-sell the holiday to another guest. Any monies paid up to this point will not be refunded. We reserve the right to pass on any costs or bank charges we incur if we have to resubmit a cheque for payment or a cheque is declined for non-payment. Cheques will not be accepted as a method of payment if your arrival date is less than 70 days from Avon Estates receiving the cheque. All Cheques should be sent to:

  1. Prices

All prices are current at the time of publishing and we guarantee that the price of your holiday will be as agreed and shown on your holiday booking confirmation. However we reserve the right to alter or amend our published prices so long as we notify you of any difference before you book. All prices shown are inclusive of VAT at the prevailing rate at the time of payment.

  1. Special offers and discounts

Discounts and special offers may be made in conjunction with our published prices.

The cost per holiday of a Lodge, after any discounts, must be a minimum of £782 per week and £586.60 per short break at Stratford Parks.

The cost per holiday of a Caravan, after any discounts, must be a minimum of £544 per week and £416.50 per short break at Stratford Parks.

The cost per holiday of Kingfisher or Sleepy Hollow Cottage, after any discounts, must be a minimum of £667.25 week and the cost per holiday of Riverscape Cottage, after any discounts, must be a minimum of £845.75 per week at Stratford Parks.

The cost per holiday of a Glamping Pod, after any discounts, must be a minimum of £160 per week and £144 per short break at Stratford Parks.

The cost per holiday of a Touring Pitch, after any discounts, must be a minimum of £166 for 7 nights and £78 per short break (4 nights) at Broadmeadow, a minimum of £234 for 7 nights and £117 per short break (4 nights) at Stratford Parks and a minimum of £150 for 7 nights and £75 per short break (4 nights) at Ashbourne Touring Park.

All discounts and special offers are subject to availability and may be withdrawn without prior notice. Details of Special offers can be found on our website.

Special offers cannot be combined with any other discount or promotion and will only be honoured if mentioned at the time of booking. The price confirmed at the time of booking is the price you will pay, discounts cannot be applied retrospectively. Only one offer per booking.

  1. Arrival and departure times

At Stratford Parks, check-in and key collection will be open from 4pm – 7pm for Hire bookings, including lodges, caravans, cottages and glamping pods. If you arrive after 7pm on your date of arrival, you will need to call 07825 219033 to pick up your keys.

If you have booked a touring pitch at Stratford Parks, check-in is from midday Monday to Saturday and 2pm on Sunday and Bank Holiday Mondays. Last pitching times for touring pitches are 8pm or dusk (whichever arrives soonest).

If you have booked a touring pitch at Broadmeadow Touring Park, check-in is from midday Monday to Saturday and from 2pm Sunday and Bank Holiday Mondays. Last pitching times for touring pitches are 8pm or dusk (whichever arrives soonest).

If you have booked a touring pitch at Ashbourne Touring and Camping Park, check-in is from 1pm and last pitching time is 7pm.

If you believe you are likely to arrive after 8pm on the day of your arrival then you must call us to discuss as we may not be able to accommodate you. If you do not inform us and/or your intended holiday home or pitch is not occupied by 9am on the day after your arrival date we will treat your booking as cancelled and may re-let the holiday home to another guest. No refund will be paid in such instance.

At Stratford Parks, you are required to depart hire accommodation, including lodges, caravans, cottages and glamping pods by 9.30am on your departure date. You are required to depart your touring pitch at Stratford Parks by 11am Monday to Saturday and 1pm Sunday and Bank Holiday Mondays. You are required to depart your touring pitch at Broadmeadow Touring Park by 11am Monday to Saturday and 1pm on Sunday and Bank Holiday Mondays. You are required to depart your touring or camping pitch at Ashbourne Touring and Camping Park by 11am.

  1. Standard of behaviour on our parks

Our parks are used primarily by families and we would ask that the behaviour of you and your party reflects this fact. Noisy, offensive or inappropriate behaviour or actions likely to cause harm to any other guest, members of our staff or anyone’s property at the holiday park will not be tolerated and we reserve the right to refuse entry to and/or eject any person who, in the reasonable opinion of the management of the park, does not comply with these standards of behaviour. No refunds will be issued in these circumstances. If, in the reasonable opinion of the management of the park, we believe that you or a member of your party may not comply with the above, on entry to the park, we reserve the right to refuse entry or not to hand over accommodation to any person or groups of persons at our discretion. In such cases a full refund will be issued to the lead name on the booking.

All children must be properly supervised by parents or guardians throughout your holiday, including all park organised activities. We reserve the right to deny access to our facilities and/or any children’s activities if, in the reasonable opinion of the management of the park, we believe that any child or children will be unduly disruptive.

Avon Estates Ltd will not tolerate physical or verbal abuse towards its staff. We have a zero tolerance policy and you will be asked to leave the park and/or accommodation immediately. In these cases no refund will be offered.

  1. Occupancy and Number of your party

The total number of persons occupying self-catering accommodation must not exceed 4 people in the cottages, must not exceed 4 people in the 2-bedroom lodges and must not exceed 4 people in the Glamping Pods, including the beehives, log pods and snugs.  The total number of persons occupying accommodation must not exceed 6 people in the 3-bedroom caravans and must not exceed 6 people in the 3-bedroom lodges. There must be at least 1 responsible adult in the all accommodation

The total number in your party (including children and babies) must not exceed the maximum capacity of the accommodation as advertised. In the event that these numbers are exceeded, we reserve the right to exclude or refuse entry to any or all members of your party from the holiday park.

Where half or more of the party is aged between 17 and 25, you must tell us when you book. We have the right to refuse your booking or cancel after bookings have been checked and/or we reserve the right to refuse entry or not to hand over accommodation to any person or groups of persons at our discretion.

  1. VISOR

We do not accept bookings from or allow anyone to stay on any of our holiday parks who is listed on the Violent and Sex Offenders Register (or any register which supersedes this). By making a booking, you are confirming that no one in your party is on this Register.

  1. Travelling alone or in a group

Our holidays are designed with families and couples in mind. We don’t allow hen or stag parties. We may also refuse your booking or turn you away on arrival if you are travelling alone, or in a group where in the reasonable opinion of the management team of the park or management of the reservations team that you or your party may be unduly disruptive.

  1. Your holiday

As our parks are holiday parks we do not accept bookings if you want to stay for work or use the park to travel to work or for residential use. All adults booked must appear on the electoral roll at the address given when booking or provide evidence of their permanent address such as a utility bill if requested. Commercial vehicles will not be permitted to enter our holiday parks. You must bring ID with you as you may be asked for this on arrival or during your stay.

  1. Groups

Family and friends who live at the same address or know each other or who travel together will be considered as making a group booking even if they have made separate bookings.

Group bookings (whether made by 1 person or a number of people) of 2 or more holiday accommodations or pitches must be made through our Allocations Team by calling 01789 292312 for Stratford Parks, 01989 768076 for Broadmeadow Touring Park and 01335 370855 for Ashbourne Touring Park.

If this is not done, we will cancel any bookings that are part of a group booking. In this instance a full refund will be given.

The lead booker for a group is responsible for the conduct of the other members of the group and for ensuring they comply with these terms and conditions. We may require the lead booker to provide a deposit as security in the event of any damage by any member of the group.

  1. Guests with specific needs

At Stratford Parks, we offer specific accommodation suitable for holidaymakers with wheelchairs or who may have mobility difficulties. However certain accommodation and locations may not be suitable. If your party includes someone with specific requirements please let us know at the time of booking.

  1. Allergies

If any member of your party has an allergy to pets we would strongly recommend that you do not book accommodation which accepts pets. We cannot guarantee that pets have never occupied any of our accommodation.

  1. Smoking policy

Smoking is not permitted in any of our holiday accommodations, if you smoke in any of our accommodations you will be charged £100 for it to be specially cleaned. It is illegal to smoke inside enclosed public buildings and you and other members of your party are requested to smoke only in those areas which have been clearly designated as such.

Avon Estates Ltd does not allow the use of e-cigarettes or vaping inside enclosed public buildings.

  1. Pets

Most dogs are welcome at our parks and in specific accommodations with a maximum of two dogs per booking. Some breeds of dog including those listed in the Dangerous Dog Act 1991 are not allowed. Other pets may be permitted at the discretion of the Park General Manager, please check when booking.

There is a charge of £2.50 per day for dogs booked on a touring pitch or glamping pod at Stratford Parks or a touring pitch at Broadmeadow Touring Park. Dogs are charged at a total of £20 at Stratford Parks in the self-catering pet-friendly accommodation, including lodges, caravans and cottages.  Assistance dogs are exempt from these requirements and charges.

Pets must be kept on a lead at all times and you must clean up after your pet. Pets (other than assistance dogs) are not allowed in any of our park facilities unless otherwise stated or play areas. Pets should not be left unattended in holiday accommodation or in tourers on the park and must not be allowed on bedding or seating of our holiday accommodation.

If we reasonably believe your pet is causing a nuisance on the holiday park or causing damage to the holiday home you will be required to remove it from the park and/or we reserve the right to refuse entry.

If you bring a pet to stay in an accommodation that has not been graded as pet friendly, you will be charged £100 for it to be specially cleaned.

  1. Additional Guests and Visitors

Extra adult or child guests wishing to stay on park with family or friends are permitted on park but must be booked and paid for online or over the phone prior to their arrival. Prices can be found on our website. They must also report to reception and park in the car park as directed.

Visitors are welcome but must report to reception and park as directed.

  1. Special requests

We will do our best to meet any special requests; however, we are unable to guarantee the fulfilment of these requests. Special requests do not form part of the booking contract and are not a condition of booking.

  1. Use of your holiday accommodation

You are required to take good care of your holiday accommodation whilst you occupy it. At the end of your holiday you must leave your holiday accommodation undamaged, thoroughly cleaned and tidy and free of all rubbish which must have been placed in the bins on the parks.

By booking with us you agree that we have reserved the right to recover from you any costs or fees incurred by us for damage to any of our property caused by you or any member of your party. We may either, at our sole discretion, request the immediate payment of our reasonable costs during your stay, or charge the payment card details provided at the time of booking, or instruct a 3rd party to contact you after your stay to recover our reasonable costs.

The reasonable costs we may incur if you damage our holiday accommodation are likely to include additional cleaning costs, costs for repair or replacement of anything damaged by you or any member of your party and may include a daily charge for any period the holiday accommodation is unusable due to damage. Should we be unable to process a payment against the payment card used to confirm your stay we will take legal action to recover the cost of damage sustained during your occupation.

If you request, we will send a breakdown of these costs to the address used for the booking. We reserve the right to enter your accommodation, at any reasonable time during your stay, in order to inspect the condition of the accommodation or without notice in the event of emergency.

  1. Your personal possessions

The Company does not accept any responsibility for the theft or loss of your personal possessions whilst on our parks or whilst you are in your holiday accommodation and you should take appropriate security measures to ensure against theft and or loss.

  1. Availability of facilities

At busy times access to facilities may be restricted for health and safety reasons. There is a River Taxi service that runs from the park during the main holiday season, taking a maximum of 6 passengers, per each boat (2 in total). Small charges apply to the River Taxi service and it is weather dependent. Dos are allowed on the River Taxi, although a small charge does apply and they are only allowed at the discretion of the River Taxi crew. Occasionally we may need to close or withdraw certain facilities (e.g. for safety, maintenance or other reasons beyond our control).

  1. Entertainment

The company will endeavour to provide the entertainment as advertised on our website and in your pre-arrival emails / welcome pack; however, at selected parks and during certain periods of the year, entertainment may be limited. We reserve the right to alter or withdraw any facilities or programmed entertainment without prior notice.

  1. Your car

You should comply with speed limits, parking and other traffic regulations on our parks. All vehicles are brought onto the holiday park at their owners risk and the Company does not accept responsibility for loss or damage to these except where it is caused by our negligence or fault.

Our Parks are not currently designed to supply the electricity required to support vehicle charging. In addition to the additional load on the accommodation’s supply, there is an increased risk of electric shock and a trip hazard from any charging cables that would be in use.

Although we are fully committed to doing our bit for the environment and welcome hybrid cars, we therefore have to insist that guests do not use the accommodation’s electricity supply to charge their vehicle.

  1. Marketing accuracy

Whilst every care is taken to ensure that the details on our website are correct at the time of being published, the images shown are for illustration purposes only and the details may be subject to alteration from one park to another. The photography on our website is to be used as a guide and some might not be of the park itself. The ‘Local Area’ and blog post sections contain options for off-park entertainment. Please check with the operators for relevant opening times.

  1. TV filming and photography

Due to the increasing popularity of Avon Estates Ltd holidays, we receive requests from TV and other companies to film or photograph on our parks. We also undertake our own promotional filming and photography.

Every effort is made to ensure filming does not intrude into or affect any holiday activity and that it is clear to guests that filming/photography is taking place. We will not accept responsibility if, contrary to your wishes, you appear on film or in photographs and we are unable to make any financial award or payment of any kind.

  1. Data Protection

The information you give us in connection with your booking is held securely on our computer system and dealt with in accordance with the Data Protection Act 2018. By providing us with this information you are deemed to accept this and to have the consent of all members of your party to this.

We keep this information to help us improve our service to you and to provide you with information about our holidays and services by telephone, e-mail, post and SMS and to keep you informed of our latest news and offers.   1. Gambling Restrictions

Any guest included in the booking that has self-excluded themselves from any other gambling premises must make themselves known to the management of the park, on arrival at the commencement of their stay. The Company will not accept any liability for any loss incurred by any guest who has self-excluded themselves from any other gambling establishment when they continue to gamble on park.

  1. Park Environment

Some of our holiday parks have open water sources such as ponds, rivers or lakes. Please ensure you familiarise yourself with the park layout and supervise children and vulnerable adults appropriately. Our holiday parks are often located in rural areas, which may restrict lighting levels. Please take care to avoid accidents and consider using a torch if you are in any way uncertain about the lighting conditions in place. Please also take extra care on uneven ground and paths.

 

Avon Estates Cancellation Protection Plan

Sometimes, through unforeseen circumstances, a holiday has to be cancelled and this can result in the loss of a deposit or booking fee.

Avon Estates Ltd operate an optional Cancellation Protection Plan to safeguard visitors against this for the fee of £10 per week/short break. In addition to your deposit, the Cancellation Protection Plan offers you the following important benefits:

If you are forced to cancel your holiday due to redundancy, illness, injury, maternity, death, jury service or witness call affecting yourself or a member of your party, our Cancellation Protection Plan covers you against the loss of your hire monies subject to the following:

  1. We must receive written notification from you enclosing a medical certificate or other appropriate note in support of your claim.
  2. If your claim meets the above conditions and we receive your notice more than 28 days before your holiday is due to start, your deposit will be refunded in full and you will not be liable for the balance of the hire charges.
  3. If your claim meets the above conditions, but your notice of cancellation reaches us less than 28 days before your holiday is due to start, your deposit will be forfeited, but your balance will be refunded in full.

But if you cancel for reasons not covered by the plan no refund can be made.

The decision of Avon Estates Ltd on all claims will be final.

If you cancel without a qualifying reason

The Cancellation Protection Plan will not cover you in the event that you need to cancel for reasons other than one of the qualifying reasons shown above.

How to cancel

If you need to cancel your holiday with us, you must advise us by telephone immediately and send us written confirmation by post or email quoting your booking reference number. Your cancellation is effective from the date that we receive your written confirmation of cancellation and to ensure delivery we recommend that letters of cancellation are sent to us by recorded delivery.

Part-Exchange 2024- 2025 Scheme Terms and Conditions

  • Avon Estates Part-Exchange Offer can only be used on Residential Park Show Homes at Presthope Grange, Shropshire, Marston Edge, Warwickshire and Redlands Park, Warwickshire.
  • This Part-Exchange Scheme will be considered in England and Wales only.
  • The customer’s details will be passed to A2B Assured Move Limited to arrange for appraisals.
  • Avon Estates work in co-operation with A2B Assured Move Limited, offering up to 100% of the estimated resale price on the customer’s property in this Part-Exchange Scheme.
  • No unit can be held while A2B Assured Move carry out the appraisals. It will not be until the customer agrees to the Part-Exchange offer and fill out the relevant paperwork that the unit will be taken off the market.
  • The customer will need to provide access to A2B Assured Move’s appointed selling agents within two working days for the valuations and inspection of the customers’ existing home.
  • A2B Assured Move will instruct two independent estate agents from the customer’s local area to carry out appraisals on the customer’s property. Based on the Estate Agent’s appraisals, with comparable evidence to support their figures, along with A2B Assured Move’s own analysis, A2B Assured Move give a suggested re-sale price for the customer’s property.
  • Any offer made by Avon Estates under the Part-Exchange scheme is subject to any necessary surveys and reports, contract and clear legal title.
  • If the customer’s property sells for more than Avon Estates’ guaranteed offer price, Avon Estates agree to pay a percentage of the profit share and a figure will be agreed at point of sale. Any profit share agreements will be included in the contract for sale.
  • The percentage of profit share is not paid to the customer until the resale of the customer’s property has been completed by Avon Estates.

  • At least two local Estate Agents will be instructed to assess the customer’s property by A2B Assured Move. Their report will include information on the area, present market conditions, properties that are under offer or that have recently completed. Avon Estates ask them for a figure that they consider the customer’s property will sell for, based on finding a buyer within a six-week period. The above information is taken into consideration when a resale price for the customer’s property is being assessed.
  • Avon Estates Ltd reserves the right to alter, amend, or close the part-exchange scheme at any time without prior notice.

  • Full vacant possession of the customers’ existing home will be required upon legal completion.
