Steps to becoming a Park Home Owner
Buying a park home is a big decision. Location, lifestyle and choosing the right type of home are all important factors and we hope this guide will help you. Our friendly team will also be on hand every step of the way to help you and answer any questions you may have.
Location, location, location
As we all know, location is everything and at Welford Chase, we’ve got it. Nestled in the heart of Warwickshire’s iconic countryside this brand new development of just 26 single storey homes has the benefit of being right on the river, whilst boasting excellent transport routes to nearby Stratford-upon-Avon, the Warwick and Royal Leamington Spa. Set amongst some of the most outstanding and beautiful countryside Welford Chase will not fail to impress.

Understand the costs
There are many benefits to owning a park home but it’s important to understand the costs before you commit. There is no stamp duty when purchasing a park home and council tax is the lowest rate at band A. There is a monthly pitch fee to cover the cost of the park’s electric gates, roads, lighting and maintenance of the communal areas and all of the current rates can be obtained from your sales advisor. Other things to consider are the running costs such as insurance, gas and electric, all of which can be predicted for you when you enquire to give you an overall picture of the costs involved.

Choose a home
With stunning interior design all our single storey homes are fully furnished with quality branded furniture, white goods, double glazing and central heating as standard. Each plot also includes an idyllic garden area as well as private parking. With industry leading design and the highest quality build specification our homes surpass the British Standards and all expectations.
All our homes are built to residential standard BS 3632 meaning they are suitable for residential use throughout the year with exceptional build quality and come with a 40 year tiled roof guarantee and 10 year structural warranty for peace of mind.

Park Home Fact Sheet
A new Mobile Homes Act came into force in England in 2013. This increases the protection for park home owners, but placed new obligations on them to provide documentation when selling their park home. It also removes the park owner’s automatic right to approve a new owner.
Government subsequently published a number of factsheets which cover:
- Residents’ rights and responsibilities
- Park home pitch agreements
- Selling a home, and the forms that must be used
- Qualifying Residents’ Associations
- Pitch fees and other payments to site owners

Riverside Living
There are so many benefits to being close to the river but a concern when buying a home at Welford Chase is whether it will flood.
All of our homes are fitted with a proven, tried and tested flotation system.
